Jyväskylän Rullakuja 3 is an 8-storey, single-stairwell building in the Kangas area located close to the centre of Jyväskylä, near the Tourujoki recreational area and nature reserve and the wide range of shops and services in the Seppälä area.

Kangas is an area of cultural historical value built around an old paper mill area between the Taulumäki and Tourula districts. The architecture in the area highlights its history, and one section of the old factory has been renovated for use by the Jyväskylä Educational Consortium and HUMAK University of Applied Sciences. The simple design of buildings in the area fits in well with the district’s history and factory environment. The main entrance to Rullakuja 3 faces Kankaanaukio Square and has large windows as well as French doors and canopies. The font for the text at the main entrance resembles the watermark used on the paper at Kangas paper mill.

Rullakuja 3 is located in a green urban area at the corner of Kankaanaukio Square and Rullakuja. The courtyard with its terrain and green steps faces west towards the square. 

The 56 rental homes in Jyväskylän Rullakuja are located in an 8-storey building that has 7 residential floors. The A-Kruunu rental apartments are 32 to 85.5 m2 in size, with apartment types ranging from 1 room + kitchenette + alcove to 4 rooms + kitchen. One 2-storey apartment has a multi-purpose space that can be used for living and hobbies or working at home. The ground-level floor will have one commercial space on the Kankaanaukio Square side. The bottom floor will house the shared sauna facilities, club room and laundry room as well as storage facilities for residents. The studio apartments have small covered balconies and the larger apartments have glazed balconies.

The Rullakuja homes are designed to meet the requirements for energy class A, and solar panels have been installed on the roof.  The apartments will have a so-called home-away switch, which allows residents to lower the temperature of their homes when they are away. Water-saving plumbing solutions will also be installed in the apartments.
 
The Kangas area offers shared gardening plots for residents, continuously developing pedestrian and cycling routes, and deep waste collection points. All car parking spaces are in parking facilities in the area. 

A grocery shop is located in the neighbouring building and the extensive services in Seppälä and downtown Jyväskylä are approximately one kilometre away.  

Kangas is the City of Jyväskylä’s main urban development project, where the city aims to implement the latest urban planning innovations along with smart and sustainable construction. Kangas was selected as the District of the Year 2024 in a competition organised by the Finnish Local Heritage Association.

The 1% for Culture principle is being implemented in the Kangas district, which means that 1% of property building costs are reserved for culture investments. 

There is no smoking allowed on the property. Smoking is prohibited inside the apartments, on the balconies or in the property’s shared spaces and outdoor areas. The rent includes a broadband connection (10 Mbit/s). Water bills are calculated according to the volume used. Pets are welcome.
